What is Aurora Property Management? ▾
Aurora Property Management is a Florida-licensed community association management firm. We provide full-service management, standalone financial management, and consulting to condominium and homeowners' associations, bringing boutique attention and institutional discipline to every community we serve.
What types of communities does Aurora manage? ▾
We manage community associations exclusively: condominiums and HOAs. Our team has particular depth in medium to large condominiums, including beachfront high-rises, but we scope every engagement to the community in front of us.
Where does Aurora work? ▾
We serve communities across coastal Volusia County, including Daytona Beach, Daytona Beach Shores, Ormond Beach, Port Orange, and New Smyrna Beach, and we are actively expanding into Orange, Hillsborough, and Pinellas Counties as we grow across Central Florida. Our leadership works wherever our clients are, and on-site staffing is scoped to each property's needs, from full-time managers to part-time oversight.
Is Aurora licensed and insured? ▾
Yes. Aurora is a Florida-licensed community association management firm, and our leadership includes licensed Community Association Managers (CAMs). The firm carries general liability, professional (E&O), cyber, and fidelity bond coverage.

What services does Aurora offer? ▾
Three ways to work together: full-service
Association Management covering governance, finances, property, and compliance; standalone
Financial Management for boards that only want the money handled; and on-call
Consulting for specific problems that don't need a full contract.
Can Aurora handle just our finances without taking over full management? ▾
Yes. Financial Management is a standalone service. We handle budgets, monthly statements, accounts payable, assessment billing, and delinquency follow-up while working alongside your existing manager or board. Some communities start there and expand to full management later.
What is included in your financial reporting? ▾
A complete monthly financial package delivered by the 15th: income and expense detail, profit and loss, balance sheet, accounts receivable and payable aging, and any property-specific reports your board needs. At year end, we prepare the documentation your association's accountant needs for taxes and any required financial reporting, and boards have real-time access to financial records through the owner portal all year.
How does Aurora create association budgets? ▾
Collaboratively with your board. We combine the association's historical expense data with current vendor quotes to build a complete budget analysis for the upcoming fiscal year, and we build reserve funding into the budget rather than around it, so the association stays ahead of Florida's reserve and inspection requirements.
How are your fees structured? ▾
There is no one-size-fits-all fee. Every engagement is scoped to the property, whether that means a full-time on-site licensed manager or part-time oversight, and priced in a clear, itemized, bespoke proposal, so your board knows exactly what it is paying for and why.
What size communities does Aurora manage? ▾

How does our board request a proposal? ▾
Use the
Request a Proposal form and tell us about your community: type, size, city, and the services you are interested in. We will follow up quickly, usually with a short conversation first, and then prepare a clear, itemized proposal scoped to exactly what your board needs.
Owners & Residents
How do I pay my assessments? ▾
Owners in Aurora-managed communities can pay online through their community's secure owner portal, which also shows your balance and payment history. If you need help accessing the portal or want to pay another way, contact our office and we will get you set up.
How do I access the owner portal? ▾
Owners receive a portal invitation when Aurora begins managing their community. If you can't sign in, try resetting your password first. If the issue persists, or you never received an invitation, email

How do I submit a maintenance request? ▾
Submit requests any time through your community's owner portal, or call or email our office during business hours. Requests are tracked from submission through completion, so nothing gets lost.
What should I do in a maintenance emergency? ▾
If life or safety is at risk, call 911 first. For urgent property emergencies, like active water intrusion or a failed elevator, contact your community's on-site office or your site-specific emergency number if one is available, then notify us through the portal so the response is documented. Our team responds promptly to urgent issues.
How do I get copies of association documents? ▾
Governing documents, budgets, and meeting materials for Aurora-managed communities are available in the owner portal's document library. You can also submit a records request to our office, and we will respond within the timeframes Florida law requires.
